S.S. Update: Support Cosmic, Finding Adaptive Reuse Space and Perfect Keto's Office


Over the weekend, we, the U.S.A. will remember, mourn, and support our men and women who gave everything. The founder's of our country created one of the most free societies on the planet. SUPPORT COSMIC: Cosmic Coffee + Beer is OPEN with all of the safety precautions and plenty of space for open air seating under the trees, fans, and lights. Cosmic’s leadership had a passion for the outdoors and they have blended the perfect variety of coffee, beer, and cocktails available all day with three staple food trucks to satisfy anyone’s hunger. I personally find myself using the space in a variety of ways: workplace, meeting place, happy hour, or bar time . Their baristas and bar pros are focused on the best service and their full-time garden staff ensures you enjoy your scenery in a natural environment. Cosmic has built an outdoor space that includes certified natural wildlife habitats, fans cooling much of their grounds, a massive composting program, and a full chicken roost! Grab a Zilker Heavenly Daze hazy (Cosmic is their top account) and catch up. Don’t forget their frozen boozy coffee (espresso, cocoa, tequila, milk and mole spices).

II. LEASE This project is aging beautifully (as it was meant to)! I’ve had the opportunity to tour the space twice now and it is so impressive. The Cross Laminated Timber design, massive common area overhead door, first-class shared building amenities, and a move-in ready space are not going to last long. Having recently traded hands, its ownership, who also owns Seaholm Power Plant and Penn Field, is ready to fill these two spaces again. Recently, one of the original tenants has a need to downsize (pre-COVID-19) and is seeking a subtenant. If your company is seeking a vibrant, well-designed space for growth on the East side, this is a great opportunity. III. PURCHASE 115 E. St Elmo is on the market. Two identical 10,000 square foot buildings are ripe for an adaptive reuse project. The buildings may not currently have the appeal of a beautiful office, but the bones of these buildings are renovation ready. The area of Industrial Blvd, St. Elmo Rd, and far South Congress have been feeling the residential, retail, office, and maker space demand increase over the last five to seven years. Recent successful adaptive reuse buildings nearby include 220 Industrial, St. Elmo Market and The Yard (200,000 square feet industrial to retail use). This one is special to me as the owner/user, River City Cabinets hired me as a kid and this was my first job as a youngster in high school finishing custom cabinets (and learning to drive the fork lift ;).

IV. BUILD Perfect Keto is healthy, tasty, and goes to great extents to support their customers. Their foods and products focus on keeping your goals attainable. If you enjoy feeling great in your own skin, putting the best quality ingredients in your meals, and having energy during the waking hours then Perfect Keto is right for you. I was introduced to the Perfect Keto founders in 2018 and my family and I quickly became customers. The company culture is strong, friendly, and focused. With this space we found a wonderful environment to grow at 4th & in Austin’s East side. They built their beautiful office they now own and use for two businesses the founders have created. The space was designed by S Tipton Studio and the founders of Perfect Keto were specific in their needs but allowed S Tipton to involve a very impressive ceiling, opening up the aesthetic to the concrete ceilings and allowing some the acoustical treatments to do their work. Fineline was our G.C. and they really knocked it out of the park, on-time and on budget.
