It's All About Relationships

This particular client was a friend long before a client. Ryan Starks, ImageNet VP & General Manager, and I served on Young Men's Business League's committees and boards long before they moved into the 2015 and 2020 spaces. I've been grateful for his friendship and thankful to call he and his company a client to this day.



Inside The Deal: Site Selection Can Be Personal


When it comes to office and industrial space site selection often becomes a preference of the top decision makers of the company. In this case (and quite a few other clients), a large part of the decision making was based on who lives close to the new space and how can we hire and attract talent that may live close or be comfortable with an opposite commute.


"Obviously, in the Austin metro, site selection is critical to get the proper balance on business needs vs. costs. Luckily, ImageNet doesn’t have to be in a city-center and could broaden our geographic scope a little.


I leaned heavily on Danny to source several potential sites that fit the bill for us: office/warehouse mix, easy highway access, costs, newer construction, etc. He helped negotiate a deal where I was able to double my square-footage in Pflugerville at a new facility for slightly more than I was paying in Austin in a 30+ year old building.


Since I do not come from a construction background, Danny’s extra oomph in value really comes to light during the GC bidding/building process. He walked me through the quote process, what to look for in the responses, questions to ask, and selection – then helped manage the build-out through to completion (which was April 2020…COVID). This was a huge time saver for me, knowing I could just show up once-a-week to site meetings and everything would be taken care of.

We used Danny in 2015 and 2020, and will use him again..

The Build:

The project could not have went much smoother. Our team consisted of ImageNet's architect, HSE Architects based out of St. Louis, Infinity MEP, Estes & Sinacori Builders, the landlord team'; Live Oak, the client and I. We had a clean shell to start with and a project in the Pflugerville City jurisdiction that went on time and on budget! Challenges mostly included a few lead times for interior finish product to show on site, existing dented overhead doors and minor electrical changes/work needs in the warehouse component. The finish could not have shown better. The entire team enjoyed this project all the way to certificate of occupancy.

It was a true pleasure to be a part of this site selection process, and construction of a Class A flex space.
